Planning permission check
After completing the local area scan, the preliminary planning application and the amendment of the land-use plan, you can start applying for planning permission. If you’re in luck, you can start this process immediately after the local scan. It’s even possible that you don’t require a permit at all, and can build permit-free. This depends entirely on the local situation and the results of the local scan. During this phase, Mount Consultancy investigates which permits you need and which conditions the municipality places on the permits.
Types of permits
When you ask us to help you, it may be because you need a permit for an outdoor arena, a B&B, diversification, or temporary dispensation for organising a competition or event. Mount Consultancy can apply for the following permits on your behalf:
- General environmental permit
- Exemption/Amendment to the land-use plan
- Extended environmental permit
- Temporary permit for events/competitions
- Temporary permit for change of use (shortened procedure)
Secondary activities for agricultural businesses
Agricultural businesses can often carry out a broader range of activities under an environmental permit, for example a tea garden, a care farm, or a farm shop selling regional products. However, this varies per municipality. Some land-use plans are extremely broad and explain exactly what’s allowed under which conditions. Others can be extremely unclear. In one municipality you might be okay with an environmental permit, while another may need planning approval subject to conditions (the little brother of the land-use plan amendment). In another area, you may discover that you need to change the land-use plan in order to realise your plans. To clarify what is and is not possible, and which procedures are required, we first carry out a local area scan.
