Permit-free building

Permit-free building

There are national rules for building without a permit. Whether you’re eligible for this dispensation depends largely on the number of buildings you already have on the plot of land, and how large the plot is. Building extra living space for informal caregiving is often permit-free, but if you already have several outbuildings, you must check this in advance. To find out if you require a permit, we can carry out a local area scan for you.

Rules for building without a permit

Permit-free building is only valid for annexes, extensions and outbuildings, and only covers the construction of buildings. A fence or outdoor arena does not fall within the rules of permit-free building, although you can, nevertheless, often build without a permit. In rural areas, if the rear space is larger than 300 m2, you’re allowed to build up to a maximum of 150 m2. Remember that any conservatory, carport or garage you have added is also counted in this total. Officially, you may only build within the land allocated for residential use. If you want to know whether you’re allowed to build without a permit, and what you’re allowed to build, contact us for personal advice on your specific situation.
